A dedicated office space in your home for sale is a wonderful selling feature, but a desk over-flowing with papers and clutter isn’t appealing to potential buyers. Clutter and piles signal to buyers that there is a lack of storage and makes it challenging for them to see the space, as the “stuff” is quite distracting. Now’s the time to sort, shred and file, tidy up and set the scene – let’s put the office to work for you as you work to sell your home.

Begin with the flat surfaces with a goal of having them fairly clear. Paper clutter is a major challenge and turn off. Work through each pile, sorting into stacks to file, shred and to take action on. Once you have your piles, complete each task one at a time; filing and shredding separately will save time and help you to work in stages, if you’re not able to accomplish everything in one sitting.
Consider the position of the desk. The first visual you should have when entering the room is the primary function of the room – a bed in the bedroom, a desk in an office. Rework your furniture to place the desk in the opposite corner or wall of the door. Is there room for a seating area? Even a simple chair and side table can be inviting and show additional uses to the space.

Offices can be very angular with desks, filing cabinets and bookshelves. Adding items to soften the space is important. Good options are window panels, plants, area rugs, decorative pillows and throw blankets. They will work to soften the space and add color. Complete the space with a few decorative items on the desk taking into account color and pattern. Finally, dress the walls with some simple art complimenting the color and pattern in the other items and you’ve got a room ready for sale!
